Peace of Mind

We vet all guests by asking them to Sign our Booking Terms & Conditions in which they must agree to our strict House Rules prior to arrival. We also ask the guests to provide ID and take a security deposit.

Guest Vetting

We set strict house rules for our guests to ensure our landlords’ properties are respected. We have a minimum age requirement of 21 years for the lead guest and ask guests to minimise noise between 11 pm and 7 am. There is also a no-smoking policy in all our properties. In the event that house rules are not followed or there is any damage we will keep the deposit.

Fees

Take the stress out of managing your property. Our management fee is based on a percentage of the turnover. We are therefore incentivised to maximise the bookings. We charge landlords commission based on the revenue of each booking. We produce a monthly statement with a breakdown of the income and fees and send this to the landlord together with the payment for the month by the 7th of the following month.

Bookings

We handle the whole booking process from listing and marketing your property to the time your guests check-out.

We will also handle all the payments and ensure Guest payments are taken before their arrival date

Rate Management

We will regularly check the rates against the market and strive to optimise your profits. We do this by using price intelligence software which dynamically updates rates daily based on the demand and supply of the market  to ensure the optimal price is advertised and the highest possible occupancy rates are achieved.

Listing Management and Visibility

We will list your property on our website as well as third party travel agents such as TripAdvisor, Airbnb etc which  includes photography of the property, creating detailed descriptions designed to attract as many visitors to the listing as possible.

We also work with corporate booking agencies such as SilverDoor, Homelike, and Situ.

Managed Bookings

We manage the entire booking process. We will handle guest enquiries, direct and third party bookings, the vetting process and check-in/out process, as well as housekeeping and linen.

We will also manage any maintenance issues directly with maintenance contractors.

Guest Payments

We will handle guest payments, deposits and any damage charges. We charge landlords commission based on the value of each booking. At the end of each month we produce a breakdown of the income and send this to the landlord together with the payment for the month by the 7th of the following month.
